Broward - FLL saw more sales even as homes still took time to move
Sales in Broward - FLL rose sharply. That is the headline fact from the three months ending August 31, 2026. The Real Estate Data Aggregator counted 144 homes sold in ZIP 33304, up 45.5% from the same months in 2025. More deals closed here even as the national picture looked very different.
Nationally, Redfin reported that sellers outnumbered buyers by 62.6% in September 2026. That gap is real. But Broward - FLL moved in a different direction. Pending sales in ZIP 33304 rose 35.2%, the Real Estate Data Aggregator found. Demand here was not missing. It just moved at its own pace.
Homes sold, but patience was still the price
The Real Estate Data Aggregator put the median days on market at 110 days in ZIP 33304. That is a long time. The good news: it was 28 days shorter than the same period in 2025. Progress is real, but sellers who expected a quick close still had to wait.
The median sale price in ZIP 33304 reached $855,000, up 16.3% from a year before, per the Real Estate Data Aggregator. That is a meaningful gain. Still, homes sold at 93.6% of list price on average. Sellers got less than they asked. Pricing right from the start still matters here.
The national picture made Broward stand out more
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Redfin reported the weekly average hit 7.4% on October 8, 2026, a three-year high. Higher rates slow buyers nationally. That makes the local sales gain in ZIP 33304 more notable, not less.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest since October 2022. Here in ZIP 33304, the Real Estate Data Aggregator found that only 0.7% of homes sold above list price. Sellers in this ZIP code are not in a position to push prices. Buyers have room to negotiate.
Supply shrank, and that helped move things along
The Real Estate Data Aggregator counted 393 homes for sale in ZIP 33304, down 6.2% from a year before. Months of supply fell to 8.4, a drop of 4.6 months from the same period in 2025. Less inventory gave buyers fewer choices. That helped sellers, even if slowly.
New listings rose 35.3%, the Real Estate Data Aggregator found. More sellers came to market. Supply fell anyway. That means buyers absorbed the new stock. It also means sellers face real competition from each other. Price and condition still decide who sells.
A small bright spot for sellers: faster contracts
The Real Estate Data Aggregator found that 11.6% of homes in ZIP 33304 went under contract within two weeks of listing. That share was up 5.1 points from a year before. Not every home moved fast. But more did than last year. Homes priced well and presented well still found buyers quickly.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. In ZIP 33304, the Real Estate Data Aggregator showed a 16.3% gain in median sale price over the same stretch of months. Local price growth ran well ahead of the national pace.
- ZIP 33304 in Broward - FLL closed more deals and saw prices rise in the three months ending August 31, 2026. Homes still took 110 days to sell on average, and buyers paid 93.6% of list.
- Demand is real here.
- Patience and smart pricing are still what close the deal.
