Sales rose in Cannonball Primary as inventory kept shrinking

Freddie Mac put the 30-year fixed rate at 7.28% on October 1, 2026. Rates that high usually slow things down. But in Cannonball Primary, they did not stop buyers from moving.

The Real Estate Data Aggregator counted 1,668 homes sold across Cannonball Primary in the three months ending August 31, 2026. That is up 14.3% from the same months of 2025. At the same time, homes for sale fell 17.4% to 5,693. More sales, less supply. That combination puts pricing pressure on sellers who wait too long and on buyers who hesitate.

Pending sales across Cannonball Primary rose 9.7%, the Real Estate Data Aggregator shows. That means the pipeline of future closings is growing too. New listings were up 4.3%, but that small rise is not keeping pace with demand. Buyers are absorbing supply faster than sellers are adding it.

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is a useful reminder: not every home sells on its own terms. Pricing to the pace of your ZIP code matters more than ever.

Each ZIP code tells its own story

The market-wide numbers are encouraging. But the ZIP code data shows real differences. Some areas are moving fast. Others are sitting longer. Here is how each one looked in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

ZIP 33145 had the highest sale-to-list ratio in the market. The Real Estate Data Aggregator put it at 96.2%, up 2.1 points from a year before. Median days on market there were 84. That is one of the shorter waits across all twelve ZIPs.

ZIP 33149 moved the fastest. The Real Estate Data Aggregator counted a median of 75 days on market, 25 days shorter than the same period of 2025. Sales were up 31.7% there, the strongest year-over-year gain of any ZIP in this market.

ZIP 33133 had the highest median sale price: $1,787,000, up 13.8% from a year before, per the Real Estate Data Aggregator. Sales rose 16.9%. Months of supply fell to 5.5. That is a tighter shelf than most of the other ZIPs.

ZIP 33304 saw the biggest jump in sales volume. The Real Estate Data Aggregator counted 144 homes sold, up 45.5% from 2025. The median price rose 16.3% to $855,000. Days on market fell 28 days shorter. That ZIP moved in a noticeably different direction from a year ago.

Where supply is still heavy

Not every ZIP is tight. The Real Estate Data Aggregator found 17.3 months of supply in ZIP 33132. That means, at the current pace of sales, it would take over a year to clear existing inventory. Days on market there averaged 170, up 18 days from 2025.

ZIP 33130 had 14.8 months of supply and a median of 170 days on market, up 68 days from the year before, the Real Estate Data Aggregator shows. The median price held flat at $560,000, unchanged from 2025. Sales rose only 2.4%. Buyers there have more time and more choices.

ZIP 33131 carried 13.5 months of supply. The Real Estate Data Aggregator put the median days on market at 157, up 27 days. The median price dipped slightly, down 0.9% to $634,500. Pending sales fell 10.9%. That is a softer corner of this market.

What the rate environment means here

Freddie Mac reported the 30-year fixed rate at 7.28% on October 1, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That raises monthly costs for buyers.

Even so, the Real Estate Data Aggregator shows demand held up across Cannonball Primary. Sales rose in ten of the twelve ZIPs. Pending sales rose market-wide. Buyers are still moving, but they are being careful about price.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national figure. Cannonball Primary has ZIPs that beat it by a wide margin, and a few that did not keep pace.

ZIP 33129 stands out. The Real Estate Data Aggregator put the median sale price there at $1,058,000, up 44.9% from a year before. That is a large move. It reflects a small number of sales, just 50 homes, so a few high-priced closings can shift the median significantly.

ZIP 33137 and ZIP 33160 each saw median prices fall more than 13%. The Real Estate Data Aggregator counted median prices of $765,000 and $490,000 there. Both ZIPs also saw days on market rise. More time on the market and lower prices often go together.
